Specifications

General Specifications

  • Foundation walls to be 10” thick, 3000 lb. Concrete mix. Footings to be 10” x 20”, 3000 lb. Concrete mix. Exterior walls to be coated with foundation sealer. Foundation perimeter drains on a 1 ½” stone bed.
  • Foundation sill to be double 2 x 6, first 2 x 6 to be pressure treated resting on sill seal. First floor joists to be 2 x 10, 16” on center. Floors to be 3/4" O.S.B sheathing glued and nailed.
  • Exterior walls to be 2 x 4, 16” on center with ½” O.S.B. sheathing. House wrap to be Tyvek or equivalent. Siding to be vinyl. Height of walls to be approximately 8’-0”. Roof framing to be trusses at 24” on center and 2 x 8, 16” on center as needed.
  • Roof to be ½” plywood with snow and ice shield installed on the first three feet under shingles. Shingles to be GAF Timberline-25 or equivalent, pewter gray color. Ventilation to consist of Coravent strip vent at soffit and coravent at the ridge, or equivalent.
  • Soffit and facia to be Aluminum with 8” Aluminum drip edge. Rakes to be Aluminum. Corner boards to be Vinyl.
  • Deck & Front covered Deck. Framing to be 2 x 8 pressure treated joists. Decking to be ¾ x 4” Mahogany on front porch, side deck to be pressure treated . Posts, railings and balusters to be pressure treated.
  • All double hung windows to be low-E glass, tilt-in with screens and grills between air space manufactured by Silverline or equivalent, sliders manufactured by Silverline or equivalent. Front door to be 3’0” x 6”8” w/1 sidelights from builder’s selection or equivalent. The location and size of doors and windows are shown on AVH Plan.
  • Insulation to be as follows:
    Basement ceiling 6” R19
    Exterior walls 4” R13
    Flat ceiling 10” R30
  • Walls to be ½” drywall. Ceilings to be ½” drywall with textured finish. Garage to be textured finish.
  • All interior doors to be six panel masonite paint grade. All doorknobs to be Schlage, Plymouth model. Casings to be 2 ½” colonial casing. Baseboard to be 3 ½” paint grade OG base.
  • All paint and stains shall be Benjamin Moore or equivalent. Interior will consist of two coats of Flat latex paint on walls, one color throughout and 2 coats Semi Gloss latex on trim, one color throughout.
  • Driveway to be asphalt or compacted gravel.
  • Landscaping, Loam and Seeding shall be provided on all disturbed areas. Walkway shall be brick (Builders Selection). Retaining walls will be provided as needed (Builders selection). Shrubbery and Mulch will be provided (Builders selection).
  • Pergo or E.Q flooring will be installed in the Great Room, Kitchen, Eating Area, laundry and Foyer. Bathroom Flooring Vinyl or tile (from Builders Selection). Bedrooms and additional areas to be carpeted (from Builders Selection).
  • Septic system to be installed according to septic plans provided and approved by the Littleton board of health.
  • Garage doors to be 9’ x 7’ steel raised panel by New England Door or equivalent, includes garage door opener.
  • Kitchen & Bath Cabinets are to be Merrillat provided from Builder’s Supplier and selected from Builder’s Choice options. Countertops to be Granite from Builders selection.

Electrical Specifications

  • Service to be 100 amps with circuit breakers. Service connects to underground.
  • The following will be provided:
  • 4 Line voltage smoke detectors as needed
  • 2 Combination smoke and carbon monoxide detectors, 1 heat detector in garage
  • 1 one station chime wiring connection (chimes out of lighting fixtures allowance)
  • 2 Exhaust fan.
  • 1 Recessed light fixtures in master shower
  • 3 Closet lights (fixtures out of allowance)
  • 2 Ground fault interrupters
  • 2 Weatherproof receptacles
  • 1 Double flood lights (fixtures out of allowance)
  • 3 Telephone jacks (roughed in to basement, final connection not included)
  • 3 Cable outlets (roughed in to basement, final connection not included)
  • The house is to have the proper number of wiring outlets as required by the Massachusetts Electric Code.
  • The complete electrical installation will be in accordance with Apple Valley Homes’ Electrical Plan.

Plumbing Specifications

  • Plumbing to be provided for two (2) full baths, kitchen sink and dishwasher. Also provided shall be a laundry connection, two (2) outside silcocks, one (1) in the front and one (1) in the back. All water pipes shall be Aqua Pex or C.P.V.C or equivalent. All waste pipes shall be PVC.
  • Kitchen: Elkay Dayton Elite #DSE 125223 or equivalent and Glacier Bay (G.B)single handle # F81B4002BNV kitchen faucet or equivalent.
  • All toilets: K-3422, Wellworth Round front # K-3433 1.6 gallon, 2 piece with K-4752 Trico toilet seat or equivalent.
  • Main Bath: Fiberglass 5’ K-1586 tub/shower or equivalent with Glacier bay Tub & Shower valve # F1328700BNC or equivalent. Sinks, Thermocast 20” Oval # 9540 or equivalent with GB F40C4201BWV faucet or equivalent.
  • Master Bath: Fiberglass K-1597 48” x 36” or equivalent with GB series 2000 #F1328700BNC Shower valve or equivalent. (Shower door not included).. Sinks, Thermocast 20” Oval # 9540 or equivalent with GB F40C4201BWV faucet or equivalent.
  • Hot Water Heater: 50 Gallon A. O. Smith electric hot water heater or equivalent.

Heating Specifications

  • Heating shall be forced hot air by Propane. Furnaces to be Magic Chef or equivalent. System to be one zone, furnace system controlled by Honeywell thermostat. Air conditioning is included.
